How do you handle tenant evictions and late rent payments?

Rent is strictly due on the 1st of each month and considered late if not received by midnight on the 5th. On the 6th, automated late fees are applied and we issue an official Oklahoma 5-Day Notice to Quit. If the tenant fails to pay balance dues or vacate within those 5 days, we immediately forward the file to our specialized eviction legal counsel to initiate formal Special Indebtedness and Forcible Entry and Detainer (FED) lawsuits, minimizing overall landlord losses.
