What are the key factors to look for in an investment property?
  1. Cost. You want to find the sweet spot! A home with a low value will bring in tenants who don’t always take care of your investment and have a higher eviction rate. The house will potentially need more work that will cost you more money. On the other hand, a home with a high-end value will bring in less percentage in rental income and will sit on the market longer.   2. Location! The school district is very important. Homes in better school districts rent faster and families with kids are apt to spend more money for a house in a good school district.

  3. Year built. An older house will potentially need repairs and replacements which will eat into your profits. We recommend investing in a home not much older than 20 years. That does not mean you should avoid older homes. At the end of the day a deal is a deal.

How much money do I need to put down on an investment property?

You need 20%, but you will get a better interest rate with 25% or higher on real estate investor loans.

Besides the down payment, you will have to pay for a property and termite inspection along with an appraisal and any rehab the home might need.
