Accounting
How do I pay my deposit?
If your move-in date is within 5 business days, we will require certified funds in order to secure the property. If your move-in date is more than 5 business days away, Homeworx Property Management can accept all forms of payment with the exception of cash.
How do I pay my rent?
We request for all tenants to get set up on ACH for their rental payments. If you elect to not be on the recurring batch, there is a $25.00 collection/handling fee assessed for each payment. We process rental payments on the 2nd of each month. Should the 2nd fall on a weekend or a holiday, it will be processed on the business day PRIOR to the 2nd.
When is the rent due on your rental homes?
Rent is considered late if it is not received by 5:00pm on the 5th of the month. After this, late fees will accrue as outlined in your lease.
What if I need to pay my rent on a different day?
In order to make arrangements, you must contact our Homeworx Property Management Accounting Department 5-7 days PRIOR to the 1st at:

What if I need to suspend or stop my recurring ACH payment?

Maintenance
How to Submit a Maintenance Request:
  • Online Maintenance Request – The most effective way for you to report a maintenance issue is to utilize our Homeworx Property Management Online Maintenance Request Form. We encourage you to take pictures of your maintenance issue and upload them when you complete the request form. Your request will be sent directly to our maintenance department. This gets you on the fast track to our coordinators who use the same online tools to schedule all maintenance issues.

Move Out Instructions
  • Please make sure you have turned in your written notice to vacate to the Homeworx Property Management office in accordance with the terms of your lease. An email, letter, or fax is sufficient. Verbal communication is not sufficient. Notices not turned in before 45 days prior to your lease end will result in your obligation for an additional year lease or an additional month at the month-to-month rate, per the terms of your lease.
  • The carpet must be professionally cleaned. This includes shampooing, treating for any stains and/or deodorizing the rental home. If a pet resided at the property, the carpet must be treated for pet odors as well. Renting a machine and doing it yourself does not meet the requirements of your lease.
  • The yard must be taken care of as per your lease.
  • The home must be cleared of personal items and cleaned. If the home is not thoroughly cleaned, you are responsible for the charges incurred for us to clean.
  • Check your rental home for any general needs including but not limited to all burnt out bulbs must be replaced, and replaced with like bulbs if there are multiple bulbs in the fixture; smoke detector batteries must work; air filters must be replaced upon leaving (provide receipt and photo documentation).
  • Do not leave behind any items, boxes, trash, etc. These items will be hauled off at your expense.
  • Utilities must be kept on in your name for the entirety of your lease, regardless of occupancy.
  • Because paint color in rental homes tend to change and react with elements in the air, we do not recommend touching up paint on any surface, as it is difficult if not impossible to match the existing paint. If you choose to correct any paint damages, holes, scuffs etc., and the touch up you applied does not match, or leaves the area flashy, you will be charged to paint the wall corner to corner.
  • Please leave any remotes for garage or gate or the on the kitchen counter. During the winter, please set the heat to 65 or the AC to 75 during the summer/spring. Please leave all the rental homes keys on the kitchen counter, as well as the receipts for carpet cleaning and air filters.
Does Homeworx Property Management provide lawn maintenance?
Lawn maintenance is the responsibility of the tenant for the duration of the lease term. If you would like for us to handle the lawn care for you, we do offer those services through our maintenance department for an additional fee. Please contact with maintenance at maint@homeworxusa.com regarding fees for the services you would like us to provide.
Am I responsible for appliance repair?
Please refer to your lease agreement for specific terms. Typically, if the appliance is not attached to the home, the tenant is responsible. You are also responsible for any tenant-caused damages due to misuse or neglect of appliances in the rental home.
Are air filter changes the tenant’s responsibility?
While the homeowner may elect to have our maintenance staff handle this throughout your tenancy, you are ultimately responsible for ensuring the filters are changed and cleaned during your tenancy.
Why am I being charged for a repair?
The tenant is charged for any damages caused by the tenant or that could have been prevented by proper usage.
What is an example of normal wear and tear vs tenant caused damages?
Normal wear and tear is the expected decline in the condition of a property due to NORMAL everyday use. It is not caused by abuse or neglect, but is deterioration that occurs in the course of living in rental homes. Faded, peeling, or cracking paint is considered normal wear and tear. Things including but not limited to stains or burns in the carpet or flooring, clogged toilet due to improper use, holes or dents, and trash left at a rental property are considered tenant caused damages.
How long should I wait for my security deposit accounting after I move out?
Your security deposit will be handled in accordance with Oklahoma and Texas Landlord/Tenant laws, which allow 45 days after the current lease expiration for property management companies to send accounting and returns. We will most likely utilize the entire allotted time.
What constitutes an emergency?
The following is a list / guideline that the On-Call Emergency Maintenance Admin. utilizes to determine what action will be taken when they receive an after-hour emergency request from a tenant:
  1. Oklahoma Landlord Tenant Act Required:
    1. Running Water
    2. Hot Water
    3. Heat (in extreme temperatures)
    4. A/C (in extreme temperatures)
    5. Electricity, Water or Gas (Complete Outages not caused by tenant not paying their bill, or placing the utility in their name or utility company issue)
  2. Homeworx Standard:
    1. The Above List
    2. Sewage Backing Up
    3. Water Leaks (Leaks that will cause damage to the property)
    4. Securing of the home due to a break in
    5. Gas Leak
Not An Emergency for After Hours / These are unfortunate inconveniences that will be dealt with the next business day.

  6. Partial Power Outages (these are almost always GFCI’s that are tripped or a breaker)

General
Utilities
You are responsible for arranging for and paying for all utility services required on the rental home for the duration of your lease term, regardless of whether or not you are occupying the property. If you reside in one of our rental homes where the homeowner provides some of the utility service, that will be specified in your lease agreement.
All of our houses for rent and apartments for rent require Renters Insurance.
Per your lease agreement, you are required to carry Renters Insurance. Your policy must provide personal liability coverage for you and all other tenants living in the rental home of at least $250,000.00. Worx Property Management must be named as an additional interest on the policy. You must obtain coverage PRIOR to your move-in date. You may submit verification to us in one of the following ways:

What happens when I'm ready to move out?

What Application Criteria will a renter need to meet/ will you be looking for?
Property management companies typically review credit history, debt-to-income, criminal background, and previous rental history. Homeworx Property Management is currently unable to accept Section 8 or public housing vouchers.
What happens if I need to break my lease?
In the event you need to terminate your lease early, you will forfeit your security deposit. You will still be responsible for house rent, as well as maintaining utilities and lawn maintenance on the property for the duration of your unexpired lease term, regardless of whether you are occupying the property. Homeworx Property Management will remarket the house for rent in efforts to secure a new tenant. Once a new tenant is secured and their lease commences, your responsibility for rent, utilities, and lawn care ends; however, your deposit is still forfeited.
What is the pet policy regarding your homes for rent / apartments for rent?
Pets are not allowed without PRIOR written consent from the homeowner. For pet-friendly rental properties, the tenant is required to pay a non-refundable pet fee and sign a Pet Addendum. Tenants with pets are responsible for keeping the property, yards, and landscaping free of pet droppings and other pet damage. Unauthorized pets will result in a lease violation and additional fines.
What is the smoking policy?
Smoking of any kind is not allowed in homes or apartments for rent with Homeworx Property Management.
