WORX PROPERTY MANAGEMENT DOES BUSINESS IN ACCORDANCE WITH THE FAIR HOUSING ACT, AND DOES NOT DISCRIMINATE ON THE BASIS OF SEX, SEXUAL ORIENTATION, MARITAL STATUS, RACE, CREED, RELIGION, AGE, FAMILIAL STATUS, DISABILITY, COLOR, NATIONAL ORIGIN, OR ANY OTHER PROTECTED BASIS. WORX PROPERTY MANAGEMENT IS THE SOLE MANAGING AGENT FOR MANY SEPARATE, INDIVIDUAL OWNERS; THEREFORE, POLICIES AT EACH PROPERTY MAY VARY DEPENDING ON THE PARTICULAR OWNER’S PREFERENCE.
QUALIFICATIONS FOR PROPERTY ARE AS FOLLOWS:
- APPLICATION AND FEES – All applicants, co-applicants, and cosigners over the age of 18 must submit a rental application and the associated fee.
- VALID SOCIAL SECURITY NUMBER – All applicants, co-applicants, and cosigners must also be able to provide Social Security Cards upon request.
- RENTAL HISTORY - Outstanding balances to previous landlords must be paid in full. All applicants, co-applicants, and cosigners must be able to provide proof of rental history upon request by Worx Property Management.
- DEPOSIT AND RENT PAYMENT – You must have the full amount of the security deposit and first month rent available when submitting your rental application.
- INCOME – Applicants, co-applicants, and cosigners must be able to provide documented income to support rental payments and current debt with cushion. Applicants who do not meet income requirements must have at least one approved cosigner on the Lease Agreement.
- CREDIT - Worx Property Management requires a good credit history. Worx Property Management will consider any compensating factors when reviewing applicant or co-applicant credit.
- NO SEX OFFENDERS – If your name is in the sex offender registry, please do not apply for a lease.
- PETS - All pets require owner approval and if approved will require a pet deposit.
By signing this form, all applicants, co-applicants, and cosigners acknowledge that they have reviewed the qualification requirements. If applicants, co-applicants, and/or cosigners do not meet the qualifications, or if applicants provide inaccurate or incomplete information, applicants’ application may be subject for denial and applicants’ application fee is non-refundable. All applicants, co-applicants, and cosigners over the age of 18 must submit an application and pay $39 application fee.
